If prepaid rent is entered into the agreement for a specific reason, rent is paid for a particular period (e.g. the first few months of the lease) in advance and then later balanced out to regular monthly payments. You may also agree that the rent is paid in advance during the entire lease. In this case, the prepaid rent is used to cover for the final rent payments at the end of the lease. Thus, the tenant does not have to pay rent for the final months as they been covered in advance.
For residential apartments, collecting prepaid rent is limited to a maximum of three months. If the rent payment period is longer than three months, prepaid rent may be collected for a single period.
The tenant is always free to pay rent in advance for more rent payment periods than are due for payment. Voluntarily prepaid rent is not considered a void payment despite the regulations concerning prepaid rent.
